The office of the Recorder of Deeds is responsible for maintaining real property records in Cape Girardeau County.

Recording Fees

To record the first page of a document, the fee is $24. Each additional page is $3.

Document Formatting Requirements

* A standard paper size of 8.5 x 11 inches.

* Paper must be white, #20, and without watermarks or logos.

* No continuous forms or permanent binding.

* Documents may be stapled; however, paper clips are preferred.

* Black or dark ink should be used for printing. Printing should be single-sided only.

* A minimum font size of 12 point.

* The document should be typed. Any printed information should be legible.

* A 3-inch top margin should be on the first page. This is to be left blank for recording certification.

* All other margins on the first and subsequent pages should be a minimum of .75 of an inch. The recorder is not liable to record any non-essential information that extends into the margins.

Documents must be signed and acknowledged by the grantor.

The first page of the document is used for indexing and thus should contain required information. If the first page does not meet the formatting standards, a cover page can be added. This will be considered an additional page of the document. Below the 3-inch margin, include the following information:

1. Title of the document.
2. Date of the document.
3. All grantors' names.
4. All grantees' names.
5. Any statutory addresses.
6. Legal description.
7. Reference book and pages, if required.

The first page must contain this information. If sufficient space is not available on the first page, then a page reference stating where the information is located within the document should be provided on the first page.

Grantors and grantees must be designated as such in order to be indexed. A mailing address must be provided for the grantee. The address of the property will not be accepted as a legal description.
