The town clerks are responsible for recording and maintaining records for real property situated within each town's or city's jurisdiction. All documents must be filed at the local level.

Recording Fees

All fees must be paid before a document can be recorded. Check with the local town clerk for accepted payment methods.

To record a deed, mortgage, and all other documents in the lands records, the fee is $60.00 for the first page. Each consecutive page is $5.

There is a $2 fee for each conveyance with tax due.

If the current address of the grantee is not given, an additional $5 will be charged.

If the names of those witnessing, executing, and acknowledging are not typed or printed underneath signatures, an additional $1 will be charged.

CONVEYANCE TAX: Sellers must pay conveyance tax to the state and the municipality unless the transfer is exempt (transfer between spouses and to certain non-profit entities, foreclosures by sale).

Check with the town clerk to verify local taxes and fees. The usual rate is .0025 x consideration, but someg towns may have higher rates.

The conveyance tax for the state of Connecticut is .0075 x consideration for residential property and unimproved land. For residential dwellings over $800,000, the rate is .0125.

Document Formatting Requirements

* All conveyances should be in writing, subscribed by the grantor with his name written or typed beneath his signature, acknowledged by the grantor, and attested by two witnesses. The names of those witnessing, executing, and acknowledging the instrument should be typed or printed beneath signatures.

* Submit documents on white 8.5 x 11 inch paper with clean 3/4-inch margins. Use black ink with a font size of at least 10 point.

* All documents should include a complete return name and address at the top of the first page.

* The date of execution should be shown on the deed.

* Corresponding names should be typed or printed beneath signatures.

* Provide the current name and address of the grantee on the deed.

* Include a legal description of the real property being conveyed.

* The form for a conveyance should indicate the consideration paid for the real property.

* Include any descriptions, covenants, encumbrances, and any additional provisions in the form of the conveyance.
