This power of attorney is "Durable" (not terminated by the principal's incapacity) (3-9-102)(ii)

Included is a "Special Instructions" section, where the agent's powers can be further limited and/or defined. This power of attorney terminates upon a date provided by the principle, providing your agent ample time to complete the purchase, example: 30, 60, 90 days.

The agent's certification form is signed by your agent verifying that the power of attorney and agent's authority are still active. This is often required by third parties, such as title companies.

This power of attorney will be governed by the laws of the State of Wyoming that apply to instruments negotiated, executed, delivered within the State of Wyoming

In most circumstances this document will be recorded in the county where the property is located, it's fully formatted for recording in Wyoming Counties.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

Deeds.com recorded documents for me without any issue. It's a good service and provides a lot of assistance on its web site. However, I asked for a printed receipt (i.e. an pdf copy of one), but after a staff provided me with an obvious answer, they simply ignored my follow up requests. I also asked a simple formatting question that they should have been able to answer; instead, they passed the buck and referred me to the recorder, which currently is a very time-consuming venture. They also have no telephone number for any issue. Generally, the service saves me the time and effort of physically recording a document, but when you think about $19.00 per recording seems like a steep price for the services rendered.

I like that DEEDS.com has a variety of forms tht I may need. However, I was disappointed that I am not able to save the PDF forms after I fill in the spaces. If I need to edit anything, I have to go back to the blank form and redo the whole thing. Perhap I am doing something wrong.
