This power of attorney is "Durable" (not terminated by the principal's incapacity) (3-9-102)(ii)
Included is a "Special Instructions" section, where the agent's powers can be further limited and/or defined. This power of attorney terminates upon a date provided by the principle, providing your agent ample time to complete the purchase, example: 30, 60, 90 days.
The agent's certification form is signed by your agent verifying that the power of attorney and agent's authority are still active. This is often required by third parties, such as title companies.
In most circumstances this document will be recorded in the county where the property is located, formatted for recording in Wyoming Counties.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

LOVE THIS!! I am a REALTORand from time to time I have had to take documents for filing. I'm so glad I invested some time online researching eFiling services. The first few search results that populated required an expensive annual or monthly subscription. Luckily I continued to scroll and found Deeds.com. No annual or monthly subscription required. Just pay per use. I uploaded a ROL late one night and Deed.com had it eFiled the very next morning!!! They keep you updated throughout the process via email notifications which you click on the link provided in the email that directs you to your online portal to view the status and once your documents have been filed you can immediately download the filed of record documents including the receipt from the county in which the documents were filed. This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. I have reviewed and downloaded all my forms, but have not used them yet. Thus far I am pleased with the product and the process. E-Recording service is also offered, but I have not used that yet either. At this writing, I can whole-heartedly recommend Deeds.Com.
