This power of attorney is "Durable" (not terminated by the principal's incapacity) (3-9-102)(ii)

Included is a "Special Instructions" section, where the agent's powers can be further limited and/or defined. This power of attorney terminates upon a date provided by the principle, providing your agent ample time to complete the purchase, example: 30, 60, 90 days.

The agent's certification form is signed by your agent verifying that the power of attorney and agent's authority are still active. This is often required by third parties, such as title companies.

In most circumstances this document will be recorded in the county where the property is located, formatted for recording in Wyoming Counties.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

I am very pleased with my purchase of the Affidavit Death of Joint Tenant form. I previously purchased this form from the leading providing of DIY legal forms and it was rejected by the Registrar in my state. I then had to start over. The Quitclaim deed seems pretty simple However I wonder if I can fll out the paper as easily as it looks
I appreciate very much the sample and the direction for filling out the deed.
Now I am in the process of gathering document to fill out the deed and I think only when after everything done, I may have a clear idea how good the Quitclaim Deed is.
I hope I can follow instruction and will successfully done the paperwork.

I purchased the Affidavit of Surviving Joint Tenant document and found the whole package of documents to be useful and practical. Successfully recorded!!! While the fillable PDF files are good enough, I personally prefer a Word document as it is easier to modify font or spacing.

The process was not difficult but I don't think that it suited my needs.
There were several fields that were not applicable to me but I had to enter something to proceed.
I also filled out the other form and mailed it in with some documentation that the electronic service did not ask for.
Questions of my attempt are still unanswered. I hope I didn't waste time with this process. We shall see.
