To avoid penalty a Secured Creditor generally has (30 days) to satisfy/release a mortgage (after receiving full payment.)( 708.11(5a))

The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. It was pretty simple. After payment of the invoice I was notified that the document had been submitted. A few hours later I received notice that the document was recorded by the city. It was fast!

The guide I needed was very easy to understand and the template was easy to complete. I had a property attorney review the deed before I had it registered and she was impressed. She said she couldn't have written it better herself! Definitely worth the money instead of paying high dollar attorney fees for a simple task.

The deed is great. However, I do not believe your Statement of Full Consideration is up to date as it does not give the reference for an exemption on the Transfer on Death Deed.

When I found this website, I was confused and hesitant to use this website to submit paperwork that needed to be submitted to the Clerks of Courts in Miami. I am glad I decided to go through with it. It was the easiest process I have encountered even with working with the City. Highly recommend as it is super easy to use and received that everything was approved and recorded in two working days. I didn't care for it because I was having to do other things in between filling it out and all of a sudden it would not allow me back in it to make changes. Luckily I had saved it and then had to do FILL/SIGN option which looks ugly but that was the only way I could add what I needed.
