Pre-Lien Notices in Wisconsin
Preliminary notices are an important step to securing a mechanic's lien and are often required to ensure the property owner has notice of who is working on his or her property so there is a chance to avoid a lien. Most states mandate the form of notice that must be provided. In Wisconsin, prime contractors are required to serve a notice of intent to file a construction lien
In Wisconsin, a claimant cannot claim a lien right or maintain an action to enforce a lien right, unless the lien claimant serves written notice on the owner of an intent to file a lien claim at least 30 days before timely filing the lien claim. Wis. Stat. 779.06(2). The notice is required whether or not the claimant has been required to and has given a previous notice of furnishing. Id. The notice must briefly describe the nature of the claim, the amount due and the land and improvement to which it relates. Id.

Really good product, included guide to filling out forms.
Totally pleased with that part.
Customer service however was terrible. Did not hear back after I sent two emails. The site signed me up but after I was accepted they would not allow me to download a form, with the notation my account was closed. Had to use another email. Had problems with that. Finally got off of site and went to a login site that allowed me to download the forms. If you can get past setting up your account, it is fantastic site. Nice price compared to alternatives. Also I recieved two validation codes. Have no idea why they were sent.

Form and instructions were useful. But I suggest creating a form for transferring a deed pursuant to a trust. The existing form is based on a will going through probate so it doesn't fit the trust situation in some respects.

The Deed of trust form was fine but the promissory note was less user friendly since I needed to change a few things that were fixed in the template. I ended up using white-out after I got no response when I emailed the help site that was provided in one of your emails, so it looks a little odd but should be usable
