The West Virginia legislature voted to join with numerous other states and adopt the Uniform Real Property Transfer on Death Act (URPTODA). The law is found at 36-12-1 et seq in the Code of West Virginia, and went into effect on June 5, 2014. This act allows owners of real property in the state to control the distribution of what is often their most significant asset, their real estate, by executing and recording a transfer on death deed (TODD).

Revocation is an important feature of transfer on death deeds because it allows the owner/transferor to easily respond to a change in circumstances. This option is the reason that TODDs do not require consideration or notice (36-12-10). At 36-12-11, the statute outlines the three methods available for changing or revoking a recorded transfer on death deed, by executing and recording:

- A new TODD
- A revocation form
- An inter vivos deed that expressly revokes all or part of the TODD

To preserve a clear chain of title, it makes sense to file a revocation form when cancelling a previously recorded transfer on death deed because it will add an end point for the potential transfer. As a result, future title searches prior to selling or mortgaging the property should be simpler.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now?
Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.

The pdf form is good; however, the input boxes merge into the line above so the text is hard to read when complete. I added a return before entering my data and this solved the problem.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. Your instructions and sample are geared towards businesses. It would have been helpful to have included some for us individuals as married couples as well.
I also recall one or two spelling errors on the form that I could not fix, and the instructions seem to be for a prior form. This particular registry also required a stamped self-addressed envelope for return of documents. Hey, you asked!
