Transferring a Washington Real Estate Title to a Transfer on Death Beneficiary
The Revised Statutes of Washington set out the rules for transfer on death deeds at Chapter 64.80. Property transferred in this way is not passed in a will; instead, the named beneficiary's share is conveyed as a function of law, but not until after the property owner dies.
To perfect the title, RCW 82.45.197(7) discusses recording a certified copy of the owner's death certificate. Otherwise, the deceased owner's name would remain on the title. This inaccuracy can create confusion during a title search and slow down the transfer process. In addition, outdated information might interfere with property tax billing, possibly leading to fees and/or penalties.
By executing and recording an affidavit of facts as to death to accompany the death certificate the beneficiary can clarify the intended outcome of the transfer. This action keeps property records up-to-date, verifies interests and rights to the title, and ensures smoother transfers in the future.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). The paperwork/forms are fine, but there isn't enough explanation for me to figure out how to file the extra forms (which I do need in my case). The main form, Deed Upon Death is fine. I think the price is pretty high for these forms. I wouldn't have purchased it because there are places to get them for much cheaper (about 6 dollars), but this site had the extra forms I wanted (property in a trust and another form). Unfortunately these were included as a "courtesy" and there are no instructions for them. So three stars for being clear about what was in the package, having the right forms that I need, but instructions for putting them to use and price took a couple of stars off. Downloading was easy and once you download you can type the info into the PDF--that makes working with the forms much easier.
Thank you for the feedback Maria. Regarding the supplement documents, it is best to get assistance from the agency that requires them. These are not legal documents, they should provide full support and guidance for them.

I got a blank, a sample and detailed instructions, I'm happy. If the recorder's office had a form as they like to see, with your name as they like to see, and the property name as they like to see, no one would ever pay a lawyer for this but a little time to look up the exact names and this package you're all set. I recommend this because, while it isn't difficult, making a mistake could be very bad so getting the details right for a particular county is well worth the cost.

The forms are nice; however, they do not display the "th" after the day or the second digit of the year. You can type them in, but they will not print out. I just left them blank and will handwrite.
