A quitclaim deed executed in Utah must be signed by each grantor involved in the conveyance. A certificate of acknowledgment, proof of execution, jurat, or other certificate may be required in order to effectively record a quitclaim deed with a county recorder. A quitclaim deed may not be presented to an appropriate county recorder in Utah unless it contains a legal description of the real property, names the grantee, and recites a mailing address for assessment and taxation. When a quitclaim deed is recorded in the county where the property is located, notice of its contents is imparted to all persons (57-3-102). The recording act in Utah stipulates that if a quitclaim deed is left unrecorded, it is void against subsequent purchasers of the same real property or any portion of it if (1) the subsequent purchaser bought the property in good faith and for valuable consideration and (2) the subsequent purchaser's document is recorded first.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

The service was prompt and attentive to my questions. I would've just appreciated a heads up that I also needed to contact the county directly (and provide contact info) to receive a certified copy of the document (Notice of Commencement) in order to submit the certified copy to the Building Department. This was an extra step that I haven't had to complete before using another eRecording service. Even if this extra step is a result of the county's system. I would still have expected a head's up (since there wasn't any info regarding this on the county's site for eRecording).

It was very difficult to maneuver through your website the wording on certain things are very difficult to figure out. I can't seem to get through to one place that I want versus what I don't want. I think it needs to be a little more explanatory and I am a college graduate so it's not like I'm stupid or anything. Thank you

After spending $21 to obtain a Quit Claim Deed form, I realized that I was in over my head. There are a lot of legal considerations and I am not familiar enough with the legal terms and choices to feel confident doing it myself. I since hired a paralegal service to prepare my Quit Claim. I wish I knew the knowledge required before I purchased.

I wanna give more stars because the required information is there, but the character spacing is disjointed on the first page, rendering a gap-filled, awkward-looking document. Also, the opening parenthesis for the first field on the first page is on the wrong line and is backwards, which sets the wrong tone especially since it's the first thing you have to fill out.
