A quitclaim deed in Texas is recordable once it has been acknowledged, sworn to with a proper jurat, or proved according to law. The grantor to the quitclaim deed must sign and acknowledge the instrument. If the grantee's address is not included in the deed, the recording party may face penalty fees. There may also be formatting standards and specific guidelines as to the type of information that should be included in a quitclaim deed presented for recording in Texas.
An unrecorded quitclaim deed is binding only to the parties involved, the party's heirs, and a subsequent purchaser who does not pay a valuable consideration or who has notice of the instrument (Tex. Prop. Code Ann. 13.001 b). The recording act in Texas states that any conveyance or interest in real property (i.e. a quitclaim deed) is void against creditors and subsequent purchasers for valuable consideration without notice unless the instrument has been acknowledged, sworn to, or proved and filed for record according to law. A quitclaim deed that is properly recorded in the proper county in Texas will provide notice to the public of the existence of the instrument and will also be subject to public inspection (Tex. Prop. Code Ann. 13.002).

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). I like the basics. The one thing I would recommend changing would be, something that tells me I have actually have submitted my package, or that I can leave at any time without needing to click on a "Submit" button.

Best Way EVER to record a warranty deed! It was nice to not have to drive anywhere and find the facility closed or "unable to process due to covid19 and buildings being closed". The correspondence between me and deeds.com was very timely in our back and forth email correspondence, and the processing was all finished in a timely manner. Totally worth the extra $15 that I paid in addition to the recording fee. I would use this again and again. My time and the efficiency of the job completed is worth the money.

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. Both the example and guide were very helpful and I will be submitting my documents after I have them notarized. I give five stars
