Lis pendens are like property liens, and they can make properties unmarketable or non-saleable until they're removed. Notices of voluntary dismissal and release of lis pendens declarations are issued frequently when lawsuits are dismissed.
When a Release of Lis Pendens document is filed it must contain a proof of service which is an acknowledgment of service by the person served or a certificate of service. In some cases, the clerk will permit a document to be filed but will require the proof of service to be filed promptly thereafter. 9.5(d)

The guide I needed was very easy to understand and the template was easy to complete. I had a property attorney review the deed before I had it registered and she was impressed. We have been waiting for a Title Company to put a release of Lien together for the past 3 months. I figured it was taking way to long and decided to use template here instead. In less than hour I was able to add all the information on the template and provide forms to our Seller to use. We were buying and he didnt think they were necessary. But I refused to pay him in full until he agreed to sign papers at the bank, and of course in front of a notary. We turned around and filed the Release of lien paperwork at County Clerks office, we officially own our house. Thank you!

I was able to e-record 3 document with ease. The Middlesex registry of deeds is closed due to COVID-19 and this was my only option. Even if it was open, this is much faster and saves me time and money on parking ..etc. Great services.
