A deed of trust (DOT) is a document that conveys title to real property to a trustee as security for a loan until the grantor (borrower) repays the lender according to terms defined in a promissory note. It's similar to a mortgage but differs - mortgages only include two parties (borrower and lender). In Texas a Deed of Trust is the preferred lending instrument.
There are three parties to a deed of trust: the borrower (grantor), the lender (beneficiary), and the trustee. The trustee, typically a title agency or other disinterested party, serves two purposes: to initiate the foreclosure process for the lender if the borrower defaults on the loan, and to transfer (reconvey) the property back to the borrower after the debt is paid in full.
This DOT includes a power of sale clause, this can be beneficial to the lender, saving time and expense in the case of a foreclosure. Sec.51.0074. DUTIES OF TRUSTEE.
(a) One or more persons may be authorized to exercise the power of sale under a security instrument.
(b) A trustee may not be:
(1) assigned a duty under a security instrument other than to exercise the power of sale in accordance with the terms of the security instrument; or
(2) held to the obligations of a fiduciary of the mortgagor or mortgagee.
Use these forms to finance real property; residential, rental, condominiums, vacant land, and planned unit developments. A promissory note secured by a deed of trust, that include stringent default terms can be beneficial to the lender, typical of owner financing, investor financing, etc.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

I am still working on the forms. I am having problems doing the forms as you can only save as pdf and it is difficult to change or modify the pdf. You have to purchase a pdf convertor program.
but all seems to be there to do the deed submittals.

LOVE THIS!! I am a REALTORand from time to time I have had to take documents for filing. I'm so glad I invested some time online researching eFiling services. The first few search results that populated required an expensive annual or monthly subscription. Luckily I continued to scroll and found Deeds.com. No annual or monthly subscription required. Just pay per use. I uploaded a ROL late one night and Deed.com had it eFiled the very next morning!!! recently joined Deeds.com. still exploring the site. has been very helpful in providing local information for recording, such as fees and requirements. i am working to correct mistakes made within a deed. it is amazing how these municipalities operate outside the scope of Article 1, Section 8, Clause 17; to claim land is "in" the "State of ____. when the land is actually not ceded to the United States of America as for use for needful buildings. beware of the fraud perpetrated by Attorneys in the recording of your Deeds. Registration as "RESIDENTIAL" puts your private-use land on the TAX rolls with the use of that one word. i recommend this site as it appears there is information for each state and each county office. will update my review once i place an order.

I find your forms hard to use, inasmuch as the forms cannot be converted to a Word Document. Editing and deleting of extra lines is not possible, making for a deed with large blank spaces.
Document that results is not usable for me.
