Most states require contractors and other workers to provide a written notice to a property owner that lets he or she know that a project is about to commence. Sending the notice is necessary to protect any later mechanic's lien rights. In Tennessee, the form of notice is called a "Notice to Owner."

Any contractor who is about to enter into a contract, either written or oral, for improving real property with the owner or owners thereof shall, prior to commencing the improvement of the real property or making of the contract, deliver, by registered mail or otherwise, to the owner or owners of the real property to be improved a written notice. Tenn. Prop. Code 66-11-203.

The purpose of the Notice is to identify who the contractor is and inform the owner that the contractor is about to commence work and will have a right to claim a lien under State law. Id.

The notice identifies the parties, the delivery date, and the intended location and start date for the work or improvement. It must be sent before the work begins or else the person sending the notice may only be able to claim a lien for work arising after the notice is sent (if sent late). This document does not need to be recorded, but the potential claimant should either deliver it by hand or via USPS Registered mail or another delivery service that offers confirmation.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

Deeds.com recorded documents for me without any issue. It's a good service and provides a lot of assistance on its web site. However, I asked for a printed receipt (i.e. an pdf copy of one), but after a staff provided me with an obvious answer, they simply ignored my follow up requests. I also asked a simple formatting question that they should have been able to answer; instead, they passed the buck and referred me to the recorder, which currently is a very time-consuming venture. They also have no telephone number for any issue. Generally, the service saves me the time and effort of physically recording a document, but when you think about $19.00 per recording seems like a steep price for the services rendered.

They must have busy when I applied. The screen said it should be done in under10 mins unless heavier traffic. I was a little nervous because of a time deadline. It was completed in 45 mins and for under $30 it was worth every penny to have my deed details at my fingertips. So I give it a 5 on ease of use and quick handling. You can get it done less expensively, but great in a time crunch.

The forms are nice; however, they do not display the "th" after the day or the second digit of the year. You can type them in, but they will not print out. I just left them blank and will handwrite.

Had a difficult time finding my download after purchase. Thankfully I had printed the form and had. However it was read only and I'm not experienced enough to be able to change that. So I went into my word program and typed in the form. I should be able to use it for my purpose. Just glad I was finally able to find it after hours of searching online. I'm in my 70's and not real computer intelligent which may have been part of the problem
