Transferring Property Subject to Lien Claims in Tennessee
Lots of things can happen with a property that can cause the owner to sell or otherwise transfer ownership while a lien is pending. Luckily, in Tennessee offers a procedure for accelerating the time to enforce a lien when transferring property to a purchaser. Drafting and recording a Notice of Transfer will effectively limit the time that the lien claimant can enforce any lien against a subsequent purchaser.
Under Tenn. Prop. Code 66-11-112(a), any liens claimed only remain effective against subsequent purchasers for ninety (90) days after work on the above-described property is abandoned or completed, unless a sworn statement of lien is filed during that time.
The notice identifies the parties, the location of the work or improvement, intended date of the transfer, and any other information relevant to the specific situation.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

Your documents were very helpful. I went ahead and filled in all the info for the Release of Lien document. It was easy to do with your example. I had all the necessary info such as plot numbers, etc. for the property and everything fit nicely onto the document. It has been notorized and mailed. Communication is hard. The reps need to be empowered and encouraged to call the customers when necessary. They encourage 300 dpi resolution and under 2 MB PDF file, which is not even possible with our scanner. They made a vague comment about a legal description looking abbreviated but did not explain. They refused to call me. They said the county said "Image is light please darken", but the image looked fine to me. Maybe not their fault, but they refused to help work with the county on that for me. I followed their suggestion though and re-scanned at 300 dpi, but they misunderstood me and did not re-submit it right away. Over 48 hours later, it's still not recorded yet. I hope it will be today.

I am still working on the forms. I am having problems doing the forms as you can only save as pdf and it is difficult to change or modify the pdf. You have to purchase a pdf convertor program.
but all seems to be there to do the deed submittals.
