The Mortgagee/Lender generally has 60 days to record a satisfaction to avoid penalty.

((1)If, within 60 days of the mortgagee's receipt of:

(i)payment of the entire mortgage obligation and all required satisfaction and recording costs; and

(ii)the first written request by the mortgagor for the satisfaction piece delivered and in substantially the form described in this section,

the mortgagee fails to present for recording to the office where the mortgage was recorded a satisfaction piece as described in section 5-1 or the mortgage is not otherwise satisfied, the mortgagee shall forfeit and pay to the mortgagor a penalty in a sum not exceeding the original loan amount.

(2)In any successful action to recover penalties pursuant to this section, the mortgagee shall reimburse the mortgagor for costs of the action, including the mortgagor's reasonable attorney fees.

(3)Any action to enforce the provisions of this section, including any action to recover amounts due under this section, shall be brought and maintained in the individual names and shall be prosecuted by persons entitled to recover under the terms hereof and not in a representative capacity.

(4)An action under section 6-2 shall be the exclusive remedy for damages for failure of a mortgagee to issue and present for recording a satisfaction piece.

(5)The delivery of a second or subsequent written request by the mortgagor for a satisfaction piece shall not give rise to an additional cause of action under this section.)

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying

I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

I am pleased with this electronic service in making a time sensitive deed transfer since very few options exist currently with the Covid 19 Crisis. This was the only rapid and available option to record the deed transfer and the fee was reasonable. Easy fill in the blanks form. Just FYI make sure you have a copy of whatever deed you are changing and the tax records. You will want the language to be identical.
