A quitclaim deed that is intended to release any land or interest in land in Pennsylvania should be signed and acknowledged by the parties executing it and recorded in the proper county. A Certificate of Residence that lists the grantee's name and address and is signed by the grantee must accompany the quitclaim deed presented for recording (PS 16-9781).
The legal effect of recording a quitclaim deed in Pennsylvania is to give constructive notice to subsequent purchasers, mortgagees, and/or judgment creditors of the parties to the conveyance (PS 21-357). In order for a quitclaim deed to provide constructive notice, at least one of the following conditions must be satisfied upon recording: the Uniform Parcel Identifier is included and it is indexed properly in an index arranged by parcel identifier numbers, or the quitclaim deed is indexed properly as to the party in all alphabetical indexes (PS 21-358). A deed that is not acknowledged or recorded is fraudulent and void to any subsequent bona fide purchaser or mortgagee or holder of any judgment, without actual or constructive notice unless such deed, conveyance, contract, or instrument of writing is recorded before the recording of the deed or conveyance or the entry of the judgment under which such subsequent purchaser, mortgagee, or judgment creditor shall claim (PS 21-351).

So far this has been a great experience. Very easy to use the deeds.com website and download the forms. Very nice that they give example forms and guides to help you fill out the forms. I just have to wait to make sure that the forms are accepted and recorded with no issues.
Your insights are invaluable to us and help us strive for better service. Thank you for taking the time to share your thoughts.

For better grammatical structure you should add the word "BE" after the first three words....

The Transfer on Death Deed form package was very good. But like anything, could use some improvements.
There is not enough space to fill more than one beneficiary with any level of additional detail like "as his sole and separate property"
The area for the legal description could be a bit bigger and potentially fit many legal descriptions. Or it could be made to simply say "See Exhibit A" as is likely necessary for most anyway.
The guide should indicate what "homestead property" means so the user doesn't have to research the legal definition. (which turns out to be obvious, at least in my state, if you live there, it's your homestead.)
It would be helpful if an "Affidavit of Death" form were included in the package for instances where the current deed hasn't been updated to reflect a widowed owner as the sole owner before recording with only the one signature.
Thank you for your feedback. We really appreciate it. Have a great day!

The document I purchased (QuitClaim Deed) had detailed directions explaining how to complete the form. This made it easy to complete without any doubt that it was completed incorrectly (which was my fear). I also used the E-File service and it was processed very quickly without any issues. Thank you for making this process simple! I will definitely use this service again.

Forms seem direct, simple, not what a "big firm" might have, appear sufficient to do the job -- safety in following at least the basics
Thank you!

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). THANK YOU. A wonderful tool!!

The Executor's Guide needs more info about what to put for grantee (estate of deceased or my name as executor?) and the price (something nominal like $10?) before there is a buyer. The guide seems to use only one example.
Thank you for your feedback. We really appreciate it. Have a great day!

It's an instant download. I was very pleased that it included instructions and any necessary additional forms. Much easier than spending 3 hours on a county assessor's website searching for every single form. A good deal and I don't know how Deeds.com keeps up with thousands of counties. The fillable .pdf capability is a great enhancement.
Thank you for your feedback. We really appreciate it. Have a great day!
