By recording this memorandum with the county recorder's office, the buyer establishes a public record of their interest in the property, which can protect against subsequent claims or liens by third parties.

Impact on Title: While the memorandum itself does not transfer title, it does create a public record of the buyer’s interest, which can be important in the event of disputes or if the seller attempts to convey the property to another party.
Use with Other Real Estate Transactions: Although commonly associated with purchase agreements, memoranda can also be used with other types of real estate transactions that convey an interest in property, such as land contracts or options to purchase.

I was very impressed. I needed a Grant Deed that would comply with Calif. law. I haven't tried to record it yet, but I think it's spot-on. References to statutes very helpful. I'm a retired Idaho attorney, and my first attempt was politely rejected by the recorder. (documentary transfer fee exemption, etc.)

I found this site when looking for help filing a quitclaim deed to change my property deed to my married name. I received the correct forms, an example filled out, and a guide specific to my state. The form is so limited in space that I can not fit the vesting information as well as the real property information. The property information, I could put it as Exhibit A. which is not the usual way. Not happy.
