Releasing a Mechanic's Lien in Oklahoma
Liens that expire or are otherwise no longer valid must be released. In order to release property from a mechanic's lien, a lien release form needs to be executed. There is no statutory lien release form, although under principles of contract law and the potential for civil damages caused by the lien, a lien claimant should release property when the lien is no longer justified.
In Oklahoma, the lien claimant must execute a form stating the lien has been paid off and should therefore be released and discharged from the record by the county clerk. The clerk is then authorized and directed to enter the satisfaction of the Lien onto the Lien Journal.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

These forms made it so easy to update the property deed and the instructions and sample filled out form were most helpful. You might want to add some brief information on when or why to use the Acknowledgment in Individual Capacity notary form. In my case the notary was required to use it but also filled in the brief notarize section on the Affidavit as well. She said the one on the Affidavit had some value because it showed she had witnessed the my signature. But this was only after I suggested both be filled in as she initially thought to just strike through it and just use the Acknowledgment in Individual Capacity form.
