Impact on Title: While the memorandum itself does not transfer title, it does create a public record of the buyer’s interest, which can be important in the event of disputes or if the seller attempts to convey the property to another party.
Use with Other Real Estate Transactions: Although commonly associated with purchase agreements, memoranda can also be used with other types of real estate transactions that convey an interest in property, such as land contracts or options to purchase.

We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After some searching, deeds.com seemed to have the most comprehensive and "correct looking" form we could find for our locale, so we went with it, and it was accepted by our recorder's office.
I'm not sure why our local government office doesn't offer a standard form, but they don't, and deeds.com came through for us in a pinch.

The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. It was pretty simple. After payment of the invoice I was notified that the document had been submitted. A few hours later I received notice that the document was recorded by the city. It was fast!

The form itself was very good and easy to use. The only problem I had was the Sample they provided. Using a different name in every spot doesnt help determine what goes where. Using "Theodore Rockafeller" as Lien Claimant in one spot and Jebediah Finklestein in another then Harvey Johnson in the last spot is confusing if you really need a helpful sample.
