Ohio Fiduciary Deed for Executors and Administrators
Probate is the legal process of settling and distributing a decedent's estate according to the terms of a probated will or laws of intestate succession. In the context of estate administration, a fiduciary is either an executor (when named in a will) or an administrator (when the decedent dies without a will or does not name an executor) assigned by the court of common pleas to administer the decedent's estate.
If the estate's assets are insufficient to pay debts, the fiduciary may need to sell the decedent's property. Fiduciaries must obtain the court's permission to sell assets from the estate, unless authorized or directed by the decedent's will.
In Ohio, executors and administrators use fiduciary deeds to convey real property from an estate to a purchaser pursuant to a court order. A fiduciary deed is a statutory form (R.C. 5302.09) containing fiduciary covenants that the grantor is the duly appointed, qualified, and acting fiduciary, and that he or she is authorized to make the sale and conveyance of the within described real property. Additionally, the grantor covenants with the grantee that in the proceedings of the sale, he or she has complied with statutory requirements (5302.10).
A fiduciary deed names the executing fiduciary's as grantor, and identifies the county and case number in which the decedent's estate is opened in probate. The deed states the amount of consideration the grantee is paying for the transfer of title, and titles the property in the name and manner of vesting of the grantee.
Deeds in Ohio require a recital of the grantor's source of title, including the prior instrument volume and page numbers. A full legal description of the subject parcel is required. Any restrictions on the property should also be noted. The executing fiduciary must sign the deed in the presence of a notary public before recording in the county where the subject property is located.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After some searching, deeds.com seemed to have the most comprehensive and "correct looking" form we could find for our locale, so we went with it, and it was accepted by our recorder's office.
I'm not sure why our local government office doesn't offer a standard form, but they don't, and deeds.com came through for us in a pinch.

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem.
Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description!
Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.
