A Notice of Pendency can be filed in action that affects title to real property (or the possession, use or enjoyment of, real property, except in a summary proceeding brought to recover the possession of real property.) The Notice is a powerful tool because it provides constructive notice (from the time of filing of the notice only), that the property is under litigation and would be purchasers and encumbrancers could be held to the outcome of the litigation. Although not a lien a Notice of Pendency in effect acts like a lien. Such Notice of Pendency shall contain:
Names of the parties
Legal description of the affected property
Object of the complaint (Statute 6501.)
This Notice of Pendency has ample space to enter multiple parties
(plaintiffs and defendants)

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

This was such a money saver. I was told by someone at the courthouse that I had to have a lawyer prepare the paper work for my mom. They stated that family members couldn't prepare the papers. I was hopeful when I found that I could prepare the survivorship affidavit on Deeds. I was able to prepare everything myself and had no issues today when at the courthouse for all the changes. I thought it was easy, but I wish it were faster. I uploaded my document Monday night (after 5pm) and got my invoice the next morning Tuesday paid it right away. and my document was not sent to me as recorded until Wednesday morning even though it was recorded the day earlier at 8:30am. So there was a delay of almost 24 hours letting me know that my document was recorded. So if they could speed that up so that we knew exactly when it got recorded immediately I would give it a million stars

Found this site very easy to navigate and customer service very supportive and quickly answers any questions you have regarding forms.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints.
Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). Deeds.com kept me informed throughout the process every step.
