This is a Limited or Specific Power of Attorney in which the first party, Principal authorizes a second Party, Attorney-in-fact, to sell a certain property on your behalf. In this power of attorney, you are permitting the Attorney-in fact to do all acts that you might or could have done in the SALE of a specific property. A "Special Instructions" section is included, where the preparer can further limit or define the powers of the Agent. This form is durable (shall remain effective even if you become disabled or incompetent) and is governed by the laws of New Jersey.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

Ease and speed of recording are remarkable. This is especially true of deeds with problems: I often get feedback within minutes and can correct problems immediately and still complete the filing in the same day. I wish more counties accepted electronic filing! It would be helpful to list counties that do/do not accept electronic filing so I would not have to upload documents to find out my effort was fruitless.

I have been researching for months to figure out how to remove deceased owner of property with right of survivorship in Florida. The County Clerk was not helpful. They refer you to get legal advice which is expensive. So hopefully by completing these forms I can actually complete the task. And would be helpful to be reassured that this is all I need to complete overdue task. I was hesitant to pay, but I believe this is legit. If so- a great Thank you.
