Mechanic's liens are governed under Chapter 447 of New Hampshire Statutes.
A waiver is a knowing relinquishment of a right. In this case, the person granting the waiver is relinquishing the right to seek a mechanic's lien for part of the amount due. This assurance is usually enough to induce the other party to pay toward the outstanding balance.
Use the Partial Lien Waiver when a partial or progress payment has been made and the potential lien claimant has no valid reason to maintain a right to a lien for the partial amount. The document identifies the parties, the location of the work or improvement, relevant dates, amounts due and paid, and any limitations or restrictions. Give the completed form to the owner in exchange for the partial payment.

I was very impressed with the Mineral Deed form, especially with the instructions to fill it out AND a copy of a completed for to compare against. This definitely saved me money for an attorney.
The one thing I don't understand, though, is why I could not save the completed Deed to my hard drive. I did have to change a few things after the fact and I had to re-type the entire page to make the corrections.
If not for this, I would definitely rate the forms and instructions as a 5 star.

Great service ! Hawaii is not a "forms state" so unfortunately the public has no way to get templates on our local gov site but deeds.com to the rescue. This is the simplest way to record a deed ever. Just uploaded the deed and the professionals at deed.com did the rest. Within 8 hours, I had my recorded deed back. The price is fantastic. It would have cost me more in gas to drive to the county where I had to record the deed.
