A Lis Pendens is filed when an action affects (title or possession of real property.) Filed by the plaintiff [party initiating action] (at the time of filing the complaint) and defendant [party defending action] (at the time of filing his or her answer, if affirmative relief is claimed in the answer.) The Lis Pendens document is recorded at the County Recorder's Office, where the property is located. NRS 14.010
The Lis Pendens Notice contains:
1. (the names of the parties)
2. (the object of the action)
3. (a description of the property in that county affected thereby)
4. (the defendant shall also in the notice state the nature and extent of the relief claimed in the answer) NRS 14.010
The Notice of Pendency may be indexed in the same court as the pending case. Generally speaking, except in situations prescribed in NRS 14.017 a Lis Pendens is considered constructive notice to would be purchasers or lien holders once recorded. NRS 14.010

I called the county clerk office yesterday that i wanted to get a deed e-filed and recorded. I was told they are not accepting documents in person because of the COVID 19 pandemic that I have to mail it. I found Deeds.com online and in less than 24hrs i have my document. I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!
