Confirming a Transfer of Nebraska Real Estate after Death of principle.
Under Nebraska Revised Statutes section 76-214, deeds and other instruments transferring title submitted for recording must be accompanied by a statement containing details about the transfer. Form 521, found on the websites for most counties or at http://www.revenue.nebraska.gov/PAD/forms/521_Real_Estate_Transfer_Statement.pdf meets most of these requirements.
Transfers resulting from a property owner's death, such as those under transfer on death deeds or joint tenancies, may require additional information (76-214(1), (2)). In those situations, including a cover sheet that contains the extra details assists the recording office and reduces the chance of delays in processing.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.
