The process of removing a deceased joint tenant from a Missouri deed is fairly simple.
When two or more property owners hold title as joint tenants with right of survivorship, and one co-owner dies, the surviving owners share the decedent's interest in the land by function of law, and outside of the probate process.
Even though the transfer of ownership rights is, in theory, automatic, it makes sense to formalize the change in title. One way to accomplish this is by completing and recording an affidavit of deceased joint tenant document, accompanied by official copies of the recorded deed showing the joint tenancy and the deceased owner's death certificate. His/her name will still appear on the deed, but the records will show that the property rights were transferred to the surviving owner.
To remove the decedent's name altogether, execute a new deed showing both joint tenants as grantors and only the survivor as a grantee. For example: "John Doe (deceased) and Richard Roe, as joint tenants with right of survivorship, convey to Richard Roe as sole owner." Present the new deed along with the affidavit of surviving joint tenant or submit it for recording on its own at a later date.
By following this procedure, the survivor helps to maintain a clear chain of title (ownership history), which will simplify future transactions relating to the property.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). I took a chance and downloaded the Beneficiary Deed form -- would have liked to have been able to see the form before I paid, but I took a chance as everywhere else I looked online wanted me to fill out form online and then pay $30+ for each deed. The paperwork/forms are fine, but there isn't enough explanation for me to figure out how to file the extra forms (which I do need in my case). The main form, Deed Upon Death is fine. I think the price is pretty high for these forms. I wouldn't have purchased it because there are places to get them for much cheaper (about 6 dollars), but this site had the extra forms I wanted (property in a trust and another form). Unfortunately these were included as a "courtesy" and there are no instructions for them. So three stars for being clear about what was in the package, having the right forms that I need, but instructions for putting them to use and price took a couple of stars off. Downloading was easy and once you download you can type the info into the PDF--that makes working with the forms much easier.
Thank you for the feedback Maria. Regarding the supplement documents, it is best to get assistance from the agency that requires them. These are not legal documents, they should provide full support and guidance for them.
