Transfer on Death Deed by Unmarried Grantor Owner -- Minnesota Form 10.8.1

In Minnesota, transfer on death deeds are governed by Minn. Stat. 507.071.

While the statute provides a basic form, as well as overall content requirements, the state authorized the development of uniform conveyance documents for some specific situations. For example, to add clarity, there is a form specifically designed for use by unmarried grantor owners. A correctly-completed basic statutory form is valid in most cases, but it asks for information that may not apply to a single individual. By providing incorrect or conflicting information, even if it is unnecessary, the grantor owner might inadvertently cause the property to revert to the deceased owner's estate for probate distribution.

This transfer on death deed form is for use ONLY by unmarried grantor owners.

As with other transfer on death deeds, this form must be executed and RECORDED during the grantor owner's lifetime.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

Thanks for the kind words James, glad we could help. Look forward to seeing you again.

Very easy to use. However, the "sample" filled in red ink did not print for me to refer to. Is that the correct desire, not to print?

Thank you for the excellent and complete layout of all forms needed to complete the Affidavit of Death and Heirship, including the notarial officer and an example of how these forms should be completed. This method definitely saves time and money and an answer to my family's Prayers.

I got the right form but I waited too long to use it and Oregon changed the formatting. I should have checked and made sure the form was still good. Deeds responded quickly.

Had to have help because unable to put phone number in your format. Daughter figured a way around the problem. I am 80 years old but capable of filling out simple forms but not when the format creates problems.

Was quick and easy compared to visiting downtown where the recorders office is closed or just the thought of mailing important documents and waiting until someone hopefully reaches back out to you. All responses were timely and process was easy. No complaints.
