The personal representative's (PR) deed of sale is a fiduciary instrument used in probate proceedings to convey real property from an estate to a purchaser. A personal representative, who may also be referred to as either an executor or administrator, is the fiduciary appointed to manage the decedent's estate.
Formatted after Minnesota Uniform Conveyancing Blanks Form 10.5.3, use this deed to convey the decedent's real property from an individual PR to an individual purchaser when a necessary partition among multiple beneficiaries cannot be conveniently made, to facilitate payment of the estate's debts, or as directed by the decedent's will. The deed carries no warranty.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

Needed a Limited Power of Attorney form for a real estate transaction in another state. Proper form came up immediately and was fairly easy to complete. I think the sample completed form should have been more completely explained in layman's language instead of legalese (such as person granting permission instead of grantor or something like your name and address and the person who will be signing on your behalf) but since the form was one price no matter how many ways it was printed out, it was fine. I just filled it out several ways and had it notarized and sent it to my sister. Whichever combination is appropriate she and the lawyer will have. I found the site easy to navigate

It was convenient to be able to download the deed template, instructions, and a completed sample deed all from deeds.com. I was able to complete my deed with little effort. My only complaint is that the editable fields in the pdf document are of fixed size, leaving some large spaces within a sentence, for example: Executed on this 1st day of July ,2020. This makes the printed document look a little peculiar.

The certification of trust looks fine to me. I printed it and filled it out and had it notarized today. I have not sent it to the company that wants it yet so that will be the test. They are very picky. If they have any comment I will let you know.
