Special Warranty Deed Overview:
A Special Warranty Deed, sometimes referred to as a Limited Warranty Deed is a type of real estate deed where the grantor (seller) warrants the title only against defects that arose during their ownership of the property. The grantor does not warrant against defects that existed before they acquired the property. This type of deed provides less protection to the grantee (buyer) compared to a general warranty deed, which offers a warranty against all title defects, regardless of when they arose.

Limited Warranty: The seller guarantees that there are no legal claims or title defects that arose during their period of ownership, such as liens or encumbrances.
Risk to Buyer: The buyer accepts a higher risk with a special warranty deed because the protection is limited to the duration of the seller's ownership.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

I tried 3 local attorneys and got no where , wrong information, to busy and another one was very rude. One said he'd do it then didn't. I was so stressed and tried a different online form company advertising an in person attorney within hours. They did call back but gave me the wrong answer. I needed a form used in NC and knew about it from the clerk of the court. The deadline was approaching, I looked one more time and found Deeds.com. The Affidavit- Death of Joint Tenant form you provided is not the same form as showed on the Los Angeles County property tax website.
It appears that the LA county form requires entering additional info that is not included in your form.

Example deed given did not apply to married couples as joint owners with both being grantors. The example and directions also did not show how to write more than one grantee as equal grantees. Both would have been helpful when husband and wife are granting their property to their children equally. Also when attaching the exhibit A with the property description the example did not say "see exhibit A"in the property description area, so I didn't write that. Luckily the recorder of deeds allowed me to write it in. I think directions and examples for multiple scenarios would be helpful.
