A "Contract for Deed," sometimes referred to as a Land Contract is a legal agreement in which the buyer of a property agrees to pay the seller the purchase price over a period of time. During this period, the buyer has possession of the property, but the seller retains legal title to the property until the full purchase price is paid.
Recording the Contract: In Kansas, it's usually a good idea to record the contract for deed or an Affidavit of Equitable Interest with the county register of deeds. This ensures public notice of the buyer's interest in the property and protects against subsequent claims.
Foreclosure Process: If the buyer defaults on a contract for deed, the seller may need to go through a judicial foreclosure process to regain possession of the property. Kansas law will specify the procedure, notice requirements, and redemption rights.
Equitable Title: Under a contract for deed, the buyer often holds equitable title to the property, meaning they have a right to obtain full legal title once the contract terms are fulfilled. However, until then, the legal title remains with the seller.
Rights and Obligations: The contract should clearly outline the rights and responsibilities of both the buyer and the seller, including payment schedules, property maintenance, tax obligations, and insurance.
Default and Acceleration Clauses: Contracts for deed commonly contain clauses that detail what constitutes a default and what happens in such a scenario, including the possibility of an acceleration clause which demands full payment upon default.
Annual Accounting Statement
Principal and Interest Breakdown: The statement should clearly show how much of the buyer's payments have been applied toward the principal balance of the property and how much has gone toward interest.
Remaining Balance: It should indicate the remaining balance of the principal after the year's payments have been applied.
Payment History: The statement might include a summary of the payments made during the year, including dates and amounts.
Taxes and Insurance: If the seller is responsible for paying property taxes and insurance from the buyer's payments (common in escrow arrangements), the statement should detail these payments.
Late Fees or Penalties: If any late fees or penalties were incurred during the year, these should also be documented.
Escrow Account Balance: If there is an escrow account associated with the contract, the statement should include the current balance of this account.
Legal Compliance: Ensure that the Annual Accounting Statement complies with any relevant Kansas laws and the specific terms of your Contract for Deed.
79-1437c. Real estate sales validation questionnaires;
required to accompany transfers of title; retention time; use of information. Highly Pleased- Strongly Recommend Deeds.com Long review... sorry:-) Originally I was very skeptical due to the enormous amount of the scams going on now days and the number of online sources that "claim" to provide you with deed forms for free or for a few. Nothing that you need and want done is free. There is always a cost. So luckily I came across deeds.com. This was the only site that appeared to be simple, to the point, and made no crazy promises. So before selecting this site, I did a little more checking around/price checking to ensure I am getting the best price for the product I needed. I even checked Staples and Amazon to find that they do indeed sell these forms but I do not think the products they provide are specific for my state and county. They claim their forms provided are for all states but my state is specific and I prefer to have forms provided by Deeds.com that is based on Indiana statute that Deed.com clearly identifies on each form. Deeds.com price of $20 seemed a little high at first but when I saw the products provided, the $20 cost is more than reasonable and fair. You not only get the deed form specific for my state and my specific "county" but also the other various/supplemental forms that may be required. Being familiar with my state and knowing how tedious and anal my state is on everything, I was pleasantly please to see the info and extra supplemental forms provided. For example, a person new to the State who recently had property deeded to them, would not necessarily know about the Homestead tax exemption provided if property is your primary residents, over 65 exemption etc. I would highly recommend this site for anyone needing these documents because Deeds.com has you covered on any and all forms/info you could ever need! A bonus is that there is one flat fee and not monthly cost that you have to worry about canceling later unless you superficially select a monthly package. I love the fact that Deeds.com is nothing fancy. There is not a bunch of elaborate graphics etc. They only provide what you need and what they provide is very accurate. Deeds.com has a customer for life.

Communication is hard. The reps need to be empowered and encouraged to call the customers when necessary. They encourage 300 dpi resolution and under 2 MB PDF file, which is not even possible with our scanner. They made a vague comment about a legal description looking abbreviated but did not explain. They refused to call me. They said the county said "Image is light please darken", but the image looked fine to me. Maybe not their fault, but they refused to help work with the county on that for me. I followed their suggestion though and re-scanned at 300 dpi, but they misunderstood me and did not re-submit it right away. Over 48 hours later, it's still not recorded yet. I hope it will be today.

Really good product, included guide to filling out forms.
Totally pleased with that part.
Customer service however was terrible. Did not hear back after I sent two emails. The site signed me up but after I was accepted they would not allow me to download a form, with the notation my account was closed. Had to use another email. Had problems with that. Finally got off of site and went to a login site that allowed me to download the forms. If you can get past setting up your account, it is fantastic site. Nice price compared to alternatives. Also I recieved two validation codes. Have no idea why they were sent.
