In Illinois, a trustee's deed is used to transfer real property out of a trust. The deed is named for the person executing it -- the trustee. According to Black's Law Dictionary, 8th ed., a trustee is someone who, having legal title to property, holds it in trust for the benefit of another and owes a fiduciary duty to that beneficiary. A fiduciary is someone who must exercise a high standard of care in managing another's money or property.
The trustee's deed establishes basic information about the trust, such as the name and date of the trust document. The trustee serves as the grantor in the deed, and transfers the title into the grantee's name. As with all other conveyances of real property, the deed requires a legal description of the property being conveyed, as well as a Property Identification Number (PIN) and commonly known address. For a valid transfer, the trustee must sign the deed in the presence of a notary, who confirms (notarizes) the signature.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

Lee County, FL did accept the "Satisfaction of Mortgage" form. It was easy to fill out except for a couple of areas. Your fill in areas need to accommodate for whatever space needed for the pertinent information we as customers have to fill out. As individuals, banks have their own. Example when there are more than 1 party and information needed. Example of Document #; I was 1 number short (using Exhibit A was ridiculous.) So I had to write in the # after printing. Very unprofessional looking on a legal document. Just saying. Also, in Lee County, FL your document # is called "Instrument #, not said in your instructions. Hope this information helps for updates on your forms.

I ended up loading the same file twice and was unable to delete one of them. I did send e request in to have one deleted and I did get a response back that only one file was processed. This was done in a timely manner but required more additional time. It would have been nice to be able to delete the file myself and finish the process at the same time. Other than this every thing did go very well. Thank you

My rating is not a 5. Although it had good instructions, it would NOT print the whole document no matter how many times I inputted the names. I ended up writing it in to complete.
I also recommend putting it on one page. I had to pay an additional fees per page and if I had to notarize it, why did I have to find 2 witnesses as well.
I deserve a discount for the time I spent repeatedly putting the same data. I was trying to save money since Im on social security only. It didnt. Get it to work correctly

Deeds.com did a great job in explaining exactly what I'd need to file a deed transfer (quitclaim deed). I didn't have to order the forms piecemeal, but was able to order the whole package at once for a reasonable price. Once downloaded, their fill-in-the-blank PDF was easy to use with detailed instructions for each line item. I'd definitely use them again.
