In this form the principle (whether a resident of Georgia or not) appoints an agent to sell their Georgia property. The agent has the power to execute any and all documents and to do any and all acts necessary to sell or consummate the real estate transaction for a specific real property, including but not limited to the execution of Warranty Deeds, Limited Warranty Deeds and Quit Claim Deeds, signing purchase and sale agreements and any other necessary paperwork related to said closing and to do any other thing or perform any other act, in which the principal might do in person with respect to the transaction referenced, it being intended that this shall be a limited power of attorney for the purposes of this property transaction only. There is a "special instructions" section where the principal can further limit or define the agent's powers. This power of attorney is durable and terminates on a future date provided by the principle or by a written notification.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

The Beneficiary Deed is easy to fill out, expecially with the examples/explanations provided. The only recommendation I would make is to state that the Parcel ID and the Assessor's ID are one in the same. I looked everywhere for something that mentions "Assessor's ID" in my paperwork to no avail. Upon calling the Maricopa Assessor's number in Maricopa I was told that they are the same.

Your instructions and sample are geared towards businesses. It would have been helpful to have included some for us individuals as married couples as well.
I also recall one or two spelling errors on the form that I could not fix, and the instructions seem to be for a prior form. This particular registry also required a stamped self-addressed envelope for return of documents. Hey, you asked!

descriptions for some areas were longer than what would print out on document - it showed and was visible on the form but would not print out - for example in the legal description. would be nice in fill in areas could be extended as needed
