Lien waivers or releases are used to surrender the right to a lien, either in full or in part depending on the type of lien release form selected. Florida's Construction Lien Law authorizes statutory waivers at 713.20 Fla. Stat. (2016).
Under 713.20(5), lienors may waive, on condition of payment, a lien they already filed against the owner's interest in the improved property. The release contains information about the lienor, the customer, the property owner, the property description, the payment amount, and a date to finalize the work covered by the waiver.

The forms are nice; however, they do not display the "th" after the day or the second digit of the year. You can type them in, but they will not print out. I just left them blank and will handwrite.

Awesome site!! You guys really make it simple to understand and access any Deeds that I need. I know you keep very up to date forms, as my county is hard core when it comes to the smallest of details, even compared to every other county across the state. Yet you made it simple and quick, and I never had to redo anything. Even the clerk was impressed that I had it filled out correctly the first time, as that usually never happened. It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying
