Lien waivers or releases are used to surrender the right to a lien, either in full or in part depending on the type of lien release form selected. Florida's Construction Lien Law authorizes statutory waivers at 713.20 Fla. Stat. (2016).

Under 713.20(5), lienors may waive, on condition of payment, a lien they already filed against the owner's interest in the improved property. The release contains information about the lienor, the customer, the property owner, the property description, the payment amount, and a date to finalize the work covered by the waiver.

I tried to use the free stuff you find on the internet. You quickly find out that free is rarely ever (never) free. Even worse, the long term cost can be immeasurable. Glad I realized that before I got too far in. Do yourself a favor, spend a few bucks up front to get the right forms.

I purchased he Alabama Correction Warranty Deed Form to correct a mistake in the legal description. However, this form says it must be signed by all who previously signed the deed. One of these people is now deceased. Can I use this form? How would it be different? I would give you 5 stars but wish this issue had been addressed. Thanks.

The TODD form has been notarized and registered with my county Register of Deeds office, so it works just fine.

My only quibble is that when I printed it out, it missed part of the last line of the notary's info and the fine print in the bottom corners. When I printed it at 90% scale, it included those things.
