The plaintiff usually files a Lis Pendens, and sometimes thinks when a case is settled, or dropped, it is over. Except by certain Colorado Statutes the Lis Pendens remains active. This can get the plaintiff (person who initiated the suit) in legal jeopardy. If the seller or even potential buyer stop a transaction, because they saw a Lis Pendens, that should have been discharged, damages could be realized. This form is formatted specifically for releasing/discharging a Colorado Lis Pendens.

The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. After spending $21 to obtain a Quit Claim Deed form, I realized that I was in over my head. There are a lot of legal considerations and I am not familiar enough with the legal terms and choices to feel confident doing it myself. I since hired a paralegal service to prepare my Quit Claim. I wish I knew the knowledge required before I purchased.

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results.

I was counting on deeds.com to help me with a closing I was working on. I stumbled with the instructions but when I recovered there were no problems. The instructions were helpful and the deeds etc. were just what I needed. I give deeds five stars. I am 76 years old and when the application asks for the user's name I always think they want my name. WRONG. I am trying to learn computer speak.

Product was ok; except in divorce cases there are usually two grantors - your form had only one signature and notary line for a grantor on the Quitclaim deed.
