This can get the plaintiff (person who initiated the suit) in legal jeopardy. If the seller or even potential buyer stop a transaction, because they saw a Lis Pendens, that should have been discharged, damages could be realized. This form is formatted specifically for releasing/discharging a Colorado Lis Pendens.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

The warranty deed form, the explanation and the example were well worth the price, as they gave me more confidence I was filling the deed out correctly. I cross referenced all of it with the county registrars website and the previous warranty deed.

I found your site easy to use, though I would prefer an option to download to MWords but Adobe works well. The cost is very, very reasonable and provides documents I didn't know were needed. I would recommend this to anyone trying to deal with legal documents.

The form was short, and explainable.. so that is my feed back on that...but we have not received anything back to actually see if we filled the form out correctly. So I definitely can not say if I'm satisfied with it or not until I know that it is approved. I would recommend Coos County web site for Forms to people. Thank you.
