In California, a deed of trust is used as a mortgage alternative to secure a loan for real property. The borrower is the trustor of a deed of trust, and a trustee (usually an agent of the lending institution) is named as grantee, with the lending institution (secured lender) as the beneficiary (Cal. Civ. Code 2929.5(e)(1),(5)). The trustee's duty is to either reconvey the title upon satisfaction of the loan, or to initiate foreclosure as directed by the beneficiary.
Under the terms of the deed of trust, the beneficiary can initiate a non-judicial foreclosure if the trustor defaults on the loan or fails to satisfy the terms of the trust. The trustee is obligated to carry out certain steps before the foreclosure sale can take place. These processes, as well as mandates for the sale, are governed by Cal. Civ. Code 2924-2924h. Once the sale ends, the highest bidder receives a trustee's deed confirming the transfer of title. The trustee's deed is named for the trustee, who executes the deed and acts as the grantor.
The trustee's deed confirms the information from the deed of trust, including the trustor name (the borrower), the trustee, and the beneficiary (lender) under the deed of trust, in addition to vesting title in the grantee's name. If the property receives no bids at public auction, title reverts to the beneficiary of the deed of trust.
The deed must comply with format and content requirements for instruments concerning real property (warranty deed, quitclaim deed, etc.) laid out in Chapter 6 of the Government Code, and be signed by the trustee and notarized with an all-purpose acknowledgment before it is recorded and filed in the county where the property is located.
Note that a deed of trust is separate from a living trust. While the deed of trust functions as a sort of mortgage, a living trust is used for estate planning. In living trusts, a trustee uses a quitclaim deed or special warranty deed to convey property into and out of the trust and has other duties in managing the living trust. The trustee under a deed of trust is not bound by statutes governing a general trust.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

My overall experience was positive. Little trouble uploading documents but resolved. I had two mineral deeds to file in Arkansas, two different counties, exactly the same form, only difference being property description; one was completed, one was canceled. I emailed to inquire why and the reply was in an automatic email indicating that email address was not monitored and if further action would be taken on Deeds.com part, I would be notified. Other than that, I would recommend their services to avoid using snail mail.

Highly Pleased- Strongly Recommend Deeds.com Long review... sorry:-) Originally I was very skeptical due to the enormous amount of the scams going on now days and the number of online sources that "claim" to provide you with deed forms for free or for a few. Nothing that you need and want done is free. There is always a cost. So luckily I came across deeds.com. This was the only site that appeared to be simple, to the point, and made no crazy promises. So before selecting this site, I did a little more checking around/price checking to ensure I am getting the best price for the product I needed. I even checked Staples and Amazon to find that they do indeed sell these forms but I do not think the products they provide are specific for my state and county. They claim their forms provided are for all states but my state is specific and I prefer to have forms provided by Deeds.com that is based on Indiana statute that Deed.com clearly identifies on each form. Deeds.com price of $20 seemed a little high at first but when I saw the products provided, the $20 cost is more than reasonable and fair. You not only get the deed form specific for my state and my specific "county" but also the other various/supplemental forms that may be required. Being familiar with my state and knowing how tedious and anal my state is on everything, I was pleasantly please to see the info and extra supplemental forms provided. For example, a person new to the State who recently had property deeded to them, would not necessarily know about the Homestead tax exemption provided if property is your primary residents, over 65 exemption etc. I would highly recommend this site for anyone needing these documents because Deeds.com has you covered on any and all forms/info you could ever need! A bonus is that there is one flat fee and not monthly cost that you have to worry about canceling later unless you superficially select a monthly package. I love the fact that Deeds.com is nothing fancy. There is not a bunch of elaborate graphics etc. They only provide what you need and what they provide is very accurate. Deeds.com has a customer for life.
