A Special Warranty Deed is similar to a General Warranty Deed however it only contains two basic warranties:
a. That the grantor received title.
b. That the property was not encumbered during the time the grantor held title, except as otherwise noted in the deed.
In a special Warranty Deeds the grantor may include additional warranties but they must be specifically stated in the deed.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

I could not be happier with the service afforded by Deeds.com. After having been directed to two other organizations who purportedly performed this service and being told they could not accommodate me, I found Deeds.com. The website is extremely easy to use, the directions are clear and concise. The site updated me regularly as the documents were progressing through the process, and the detailing of costs was great. TODD Form would not print surveyor degrees character (superscript "o") in Exhibit A. It also would not print the "Return Address" or "Prepared By" entries with my middle name as your example showed.
