The Notice to Owner by Claimant under Ark. Code Sec. 18-44-115 is a preliminary notice that must be delivered to the owner prior to commencing construction under a contract.
The notice states that contractors, subcontractors, suppliers, and other parties supplying labor, services, materials, or fixtures for the improvement of real property under a contract with the owner are entitled to a lien against the property if not paid in full for their services. It also states that the owner is entitled to ask the contractor for a list of all suppliers and service providers under the contract, the receipt of which allows the owner to determine that all materials, labor, fixtures, and services have been paid for. Without delivering this notice, a potential claimant forfeits its right to file a lien against the property.
Typically, this notice is made part of the contract. However, when the owner does not reside in the same county or state as the property under contract, the claimant can record the notice in the property records of the circuit court clerk's office where the subject property is located (Ark. Code Sec. 18-44-116).
The document should contain the address of the property and the date of signing and comply with the standardized document form act, codified at Ark. Code Sec. 14-15-402.
The notice is signed by the owner as evidence that he or she has received the notice from the potential claimant. Arkansas law does not require the notice to be notarized. The contractor also signs the notice certifying that the owner has received the notice and that the owner or owner's agent's signature appears on the notice.
This notice is not required if the contractor supplies a bond or if the transaction is a direct sale to the property owner (as in, the property owner orders materials or services from the lien claimant) (18-44-115(a)(8)).

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person). Will be back for any real estate related forms I need and they carry. Will always be my first stop. Also, will use erecording next time, mad I didn't see it this time.

Deed.com is AMAZING! I only had about 2 weeks to get my quit claim deed recorded by my county office before my refinace due date approached. The Transfer on Death Deed form package was very good. But like anything, could use some improvements.
There is not enough space to fill more than one beneficiary with any level of additional detail like "as his sole and separate property"
The area for the legal description could be a bit bigger and potentially fit many legal descriptions. Or it could be made to simply say "See Exhibit A" as is likely necessary for most anyway.
The guide should indicate what "homestead property" means so the user doesn't have to research the legal definition. (which turns out to be obvious, at least in my state, if you live there, it's your homestead.)
It would be helpful if an "Affidavit of Death" form were included in the package for instances where the current deed hasn't been updated to reflect a widowed owner as the sole owner before recording with only the one signature.

I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!

I was counting on deeds.com to help me with a closing I was working on. I stumbled with the instructions but when I recovered there were no problems. The instructions were helpful and the deeds etc. were just what I needed. I give deeds five stars. I am 76 years old and when the application asks for the user's name I always think they want my name. WRONG. I am trying to learn computer speak.
