What happens after a contractor notifies the property owner of their right to file a lien? Generally, upon the project's conclusion, the owner responds by filing a notice of completion with the local recording office.
A notice of completion under Alaska Statute 34.35.071 announces the date of completion of a project under contract. The title holder records the notice in the office of the recorder in the recording district where the affected property is located, but only after the completion of the project. The notice is ineffective if recorded before completion (AS 34.35.071(d)).
A recorded notice of completion initiates the period in which a potential claimant may file a claim of lien. The total time a potential claimant has for filing a lien depends on whether the claimant has given notice of right to lien and whether the owner has given proper notice of his intent to record the notice of completion.
The owner files a notice of completion in the district recorder's office where the property is located, in addition to giving five-days' notice (notice of intent to file) before recording to all claimants who have given a notice of right to lien at least 10 days prior to the notice of completion (AS 34.35.071). If the owner served the claimant with a notice of intent prior to filing the notice of completion, the claimant must file a response within 15 days. Without advance notice, this time expands to 120 days. Therefore, best practice dictates that it makes sense to provide notice of intent.
In addition to the date of completion, an effective notice of completion states the name and address of the property owner, the nature of the owner's interest or estate in the property, a complete legal description of the property, and the name of the general contractor. A notice of completion must be signed and verified by the property owner (AS 34.35.071(b)). Before recording documents, ensure the notice meets standards of form and content as required by AS 40.17.030.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

This was the first time I had ever had to fill out a Warranty Deed, so if it was not for your example form on how to fill one out, I would be still be here completely lost. I had originally gone to another site for a Warranty Deed & they wanted double the amount of your price & their website had no examples forms. I am so happy with your site & service. My overall experience was positive. Little trouble uploading documents but resolved. I had two mineral deeds to file in Arkansas, two different counties, exactly the same form, only difference being property description; one was completed, one was canceled. I emailed to inquire why and the reply was in an automatic email indicating that email address was not monitored and if further action would be taken on Deeds.com part, I would be notified. Other than that, I would recommend their services to avoid using snail mail.

Highly Pleased- Strongly Recommend Deeds.com Long review... sorry:-) Originally I was very skeptical due to the enormous amount of the scams going on now days and the number of online sources that "claim" to provide you with deed forms for free or for a few. Nothing that you need and want done is free. There is always a cost. So luckily I came across deeds.com. This was the only site that appeared to be simple, to the point, and made no crazy promises. So before selecting this site, I did a little more checking around/price checking to ensure I am getting the best price for the product I needed. I even checked Staples and Amazon to find that they do indeed sell these forms but I do not think the products they provide are specific for my state and county. They claim their forms provided are for all states but my state is specific and I prefer to have forms provided by Deeds.com that is based on Indiana statute that Deed.com clearly identifies on each form. Deeds.com price of $20 seemed a little high at first but when I saw the products provided, the $20 cost is more than reasonable and fair. You not only get the deed form specific for my state and my specific "county" but also the other various/supplemental forms that may be required. Being familiar with my state and knowing how tedious and anal my state is on everything, I was pleasantly please to see the info and extra supplemental forms provided. For example, a person new to the State who recently had property deeded to them, would not necessarily know about the Homestead tax exemption provided if property is your primary residents, over 65 exemption etc. I would highly recommend this site for anyone needing these documents because Deeds.com has you covered on any and all forms/info you could ever need! A bonus is that there is one flat fee and not monthly cost that you have to worry about canceling later unless you superficially select a monthly package. I love the fact that Deeds.com is nothing fancy. There is not a bunch of elaborate graphics etc. They only provide what you need and what they provide is very accurate. Deeds.com has a customer for life.
