The Limited Power of Attorney is durable and shall not be affected by the principal's disability, incompetency, or incapacity and terminates immediately upon the satisfactory closing of the specified property.

Recording: For the POA to be used in a real estate transaction, it usually must be recorded in the county where the property is located. This is necessary for deeds and other documents executed by the agent to be recorded and considered valid.

Forms used, created quitclaim deed that the county accepted without a second look (turns out they see deeds.com forms regularly via erecording and in person).
