Use this form to release a Mortgage that has been satisfied and/or paid in full. The lender/secured creditor shall record a satisfaction within 30 days after the lender receives full payment and performance of the secured mortgage. If a satisfaction is not sent to the mortgagors/borrowers, the lender ((a) is liable to the mortgagors for five hundred dollars ($500)) [and any actual economic damages directly caused by the failure to comply with this section.] (Section 35-10-92(c)) [Section 35-10-92(d)]

(The satisfaction in full by any one of several joint) lenders/(mortgagees, or his successors or assigns, on the margin of the record, and properly attested by the probate judge, or his chief clerk, or the filing of a release) of mortgage (by such party properly notarized, acknowledging full satisfaction of any mortgage in the names of two or more persons jointly as) lenders/(mortgagees standing on the probate records of any county in) the State of Alabama, (shall be sufficient to extinguish the lien of such mortgage.)
